Reverse 1031 Exchanges
By William L. Exeter, Chief Executive Officer – Exeter 1031 Exchange Services, LLC & Exeter Trust Company
A reverse 1031 exchange lets investors acquire a replacement property before selling their current one – bypassing the IRS restriction that prohibits owning both simultaneously. An independent Exchange Accommodation Titleholder (EAT) temporarily holds title to one property through a “parking arrangement,” keeping the investor fully compliant with IRC Section 1031.
Two structures are available: “Exchange Last,” where the EAT parks the replacement property until the current property is sold, and “Exchange First,” where the EAT parks the relinquished property while the investor acquires the new one. Both are governed by strict IRS deadlines – 45 days to identify and 180 days to complete – making experienced Qualified Intermediary guidance essential to protect the exchange.

Self-Directed IRAs at Exeter Trust
Fees can significantly reduce the growth of your IRA. Percentage-of-value fees, in particular, penalize your assets for performing well, creating a compounding effect that diminishes your returns over time. But there’s another culprit that often goes unnoticed: extraneous fees.
These include excessive transaction fees, filing fees, wire fees, and other hidden charges that quietly erode your IRA’s value.
Don’t let fees hold your retirement back. Use Exeter Trust Company’s Fee Calculator to uncover how much your current custodian’s fees are costing you. Take control of your financial future today!
IRA Fee Comparison - $244,553 more with Exeter over 40 years
If you missed our earlier update, Exeter Trust Company has simplified our self-directed IRA custody fee structure – and it’s worth knowing about. Gone are the complex schedules with set-up, transaction, service, asset-based, and termination fees. In their place: one flat annual fee of $275 per account, per year. That’s it.
Managing your self-directed IRA through Exeter Trust is now more straightforward and transparent than ever.
